  1. When and how do I get the rebate?
    The commission rebate is provided as a credit to the buyer at closing, requiring Buyer to bring less cash to the table at closing. When there is a loan, it will be shown under “Amounts Paid By Or in Behalf Of Borrower” on the HUD-1 Settlement Statement.

  2. How do I see homes?
    There are several options, each with implications, so please contact us for a discussion before you start trying to see homes on your own. Ultimately, you can do showings with listing agents or us depending on your preference, status, and situation.

  3. Is this legal?
    Yes. This arrangement is simply a matter of us setting our own fees for the services provided. In fact, although we believe that we are the first in Colorado to specialize in this area, it has been occurring in other states.

  4. What does it cost me as the buyer?
    Nothing. Nada. Zip. It really is as simple as it sounds: we pay you.

  5. Do I have to get a loan through you, or use any other of your service providers?
    Absolutely not. You are free to find the very best providers for you. We do not have a stake in any other service providers, and won't be attempting to steer you any direction.

  6. Do I need to sign a contract with you?
    Yes. While no one likes contracts, they can be important, and the State of Colorado requires that certain agreements between us be reached. In addition, there are some unique aspects to this arrangement that are worth clarifying for both of us.

  7. Can I use your services to buy a commercial property, raw land, condos, or a new construction?
    Most likely, yes; but call us for details.

  8. Can I use your services to buy a mobile home?
    No.

  9. Is there a maximum amount of rebate I can receive?
    No. The bigger the transaction, the bigger your rebate.

  10. Is there a minimum size to the deals we'll do?
    Yes. We do not provide services to deals listed below $199,999.

  11. What areas do you service?
    We are licensed for the entire State of Colorado, but because our office is in Boulder, we concentrate on the Denver-Boulder market. We will do deals outside of the Denver-Boulder market, but we'd have to discuss those details with you. In fact, we believe our model is particularly well suited for multiple unit condo buildings in the mountain resort towns, but again, we'd have to discuss the situation.

  12. Can I sell/list my home through you?
    No. We focus on what we do best, and encourage consumers to treat the buying and selling functions separately. That is, you should find the best buying option for you, and the best selling option for you if you're selling. They may or may not be with the same company.

  13. What am I missing?
    This sounds pretty simple, why wouldn't everyone do this? This is a straightforward concept, but it is not for everyone. We are targeting informed and self-directed buyers. In addition, real estate is a highly regulated industry, and buyers in our program need to be able to understand the parameters that we will identify. This service is not intended to replace full service realty, but to supplement it. Some people and situations require the benefits of full service representation. Further, this service is NOT designed for people who desire to tour multiple areas with an agent at their side. In fact, if you think you will require a high number of showings in general, this service is likely not for you. When we meet, we'll decide what service is best for you.

  14. Are we looking for partners?
    Yes. We are a small growing business, and would welcome your inquires-particularly if you are a broker or agent who could help us improve access to Colorado markets.
