About Us, Why We Do It, and Why You Should
We are an exciting new company born on the information super highway.
With so much information now available online, it has become clear
that the traditional buy-sell model is simply not always the most
efficient. In fact, more and more self-directed buyers are foregoing
the services of a full service agent, and are only paying for the
services they need.
Buyers' Slice Realty is essentially "unbundling" the services
offered by a buyer's agent, allowing you to pay for only the services
you need. And make no mistake about it, although real estate commissions
are typically deducted from the seller's proceeds, you are paying
for them by way of a higher sales price.
Under our model, you are very active in the search process. Combine that with our low overhead and time-saving digital signature system, and we are talking real savings---real savings we pass along to you! We'll professionally handle both the offer process and the closing transaction. Because we'll both be working, we're both going to share in the commission!
Broomfield, Louisville, Golden, Highlands Ranch & the Rest of the Denver Metro Area
We are unlike virtually any real estate agent you might find in the Denver Metro area...and there a lot of real estate agents out there! An Internet search of real estate agents in Broomfield alone reveals over three and half million hits. Looking at real estate agents in Highlands Ranch, and the number is over seven million. Talking about real estate agents in Golden, the number exceeds eleven million. But wait...there's more. :) A search for real estate agents in Louisville reveals over twenty million results! In small Louisville, Colorado!
OK fine, Louisville is bigger than Golden, and only half the size of Broomfield, but Highlands Ranch has a population over three times as large as Louisville! So does that mean there are more Louisville real estate agents than Highlands Ranch real estate agents? Or more Golden real estate agents than Broomfield real estate agents? No, but whether you are talking about Broomfield realty, Golden realty, Highland Ranch realty, or Louisville realty, you are going to have some options!
Having said that, you will be hard pressed to find a Golden real estate agent that will rebate you half of their commission. You might be able to find a Broomfield real estate agent that will give you a nice gift at closing, or a Louisville real estate agent that will take you out to a nice dinner to celebrate your closing, but don't count on the average Highland Ranch real estate agent to provide you with a substantial commission rebate either.
Anyway, in the course of looking around the web as we did, there was one site that had some interesting information about Broomfield realty. It indicated that the median year in which a Broomfield home was built was 1993. Certainly newer than many Denver Metro areas, and probably not something your average Broomfield real estate agent would have on the top of their mind, so we wanted to pass it along.
We also came upon an interesting resource for Highlands Ranch realty. And while it's probably something that doesn't concern Highlands Ranch real estate agents or home buyers too much, less than 15% of properties in Highlands Ranch are estimated to be renter occupied...which is well higher than the national average, and way ahead of Golden where nearly 40% of residences are occupied by renters. Golden real estate agents would seemingly have to be aware of this approximately 6-to-4 ration of homeowners to renters, but it surprised us, so we'll be asking the next Golden real estate agent we meet about this interesting dynamic to the Golden realty market!
As to Louisville realty, we found that the median year a Louisville home was built is 1983. This stands to reason if you have ever been to downtown Louisville where you will notice the smaller lots, many of which contain very small homes that would be indicative of Colorado's early days. Louisville, Colorado seems to garner regular national attention for being one of the best places to live in the United States...which presumably keeps Louisville real estate agents phones' ringing!
So, enough about those towns, and pardon the slight digression. We were talking about the number of real estate agents that you can find in the Denver market. And with so many agents, you are bound to find a wide variety of type of realty practices. You hear a lot about limited service real estate agents these days, and many people refer to these people as discount real estate agents. I don't know how many advertisements you will see for discount real estate agents in Broomfield, discount real estate agents in Golden, discount real estate agents in Highlands Ranch, discount real estate agents in Louisville, or discount agents anywhere else. That's because discount implies that one is offering the same product or service as the next business, but only for less...and that doesn't tell the whole story.
We like to say that we are not there holding a home buyer's hand during every step of the process from A to Z, and just doing it for less; but that we are coming in later in the process, so we earn less for doing less. And as such, we characterize Buyers' Slice Realty as a limited services arrangement. But to be sure, you might find a true discount Golden real estate agent or a discount Highlands Ranch real estate agent. Maybe there is real estate broker out there that even identifies themselves as a discount Louisville real estate agent or a discount Broomfield real estate agent for example, but it will be important for you to determine what this means for you and your home search. Are you looking for a full service real estate agent? A limited services real estate agent? A discount real estate agent? If you are looking for a Colorado real estate agent, we encourage you to call as many as you can, discussing your needs, and inquiring about what services these agents can provide...and for how much!
